Today the villa has been converted just enough to accommodate modern life without losing the charm and elegance of the original design, and has space for 18 guests across nine bedrooms, though it can also be rented for 12 at a discounted rate with one floor closed off.
This villa is perfect for groups who love cooking and want to learn more about Tuscan cooking. The ground floor has a large country kitchen with oversized fireplace designed to be the heart of the house – the kind of room where people naturally gather. Cooking classes are available with expert guidance (arrange in advance). Long dining table seats 18, two fridges, full equipment. You're positioned in the Valdichiana, the region famous for Chianina beef – massive white cattle breed that's been here over 1,000 years, required for authentic bistecca alla fiorentina. Local butchers and restaurants take the meat seriously. Vino Nobile di Montepulciano is 30 minutes south (exceptional wines, worth a day trip to visit producers). Markets in Lucignano and Sinalunga source seasonal vegetables, cheeses, local oils. If your group wants to cook together and understand why this region's food tradition matters, the kitchen and location make it work.
Also great for multigenerational family groups. You can rent all 18 rooms or close the top floor for 12 at reduced rate (good if grandparents and adult children want some separation but shared common spaces). Games available: ping pong, table football, 5-a-side goals. Pool (16m x 8m, 2.5m deep) with pergola and barbecue alongside – a proper entertaining space, not just a rectangle. Ground floor has the main kitchen and dining room, making it natural gathering point for group meals. Top floor has a suite with bedroom/bathroom/library – quiet retreat space. The villa is arranged across three floors, each with its own character. On the ground floor, the heart of the house is a large country kitchen with an oversized fireplace - the kind of room that invites long, unhurried evenings, and well suited to cooking classes if guests want to explore Tuscan cuisine under expert guidance. A spacious dining room adjoins, linked to the elegant vaulted entrance with scrolling acanthus and floral motifs. There is also a laundry room, and two bedrooms - one with its own en-suite shower room — to complete the ground floor.
The piano nobile above has a further vaulted living room and four double bedrooms, with decorations evidence of the villa's origins as a residence built to impress as well as to please. One bedroom has direct access to a large terrace, ideal for breakfast or an evening aperitivo with views over the grounds. Bathrooms are en-suite or immediately adjacent throughout.
The top floor offers three further bedrooms, one of which has the luxury of a full bathroom with bathtub rather than shower, and another features a comfortable sitting area that doubles as a small library — a pleasant retreat on a rainy afternoon. A useful shower room is tucked into the staircase landing between the first and second floors.
Throughout the villa the furnishings are comfortable and unfussy — slipcovered sofas, good rugs, wrought iron fittings — respecting the bones of the building without trying to compete with them. The pool is a generous 16 by 8 metres and 2.5 metres deep, open from early May to late September, with a pergola alongside equipped with barbecue, fridge and sink — a well-thought-out outdoor entertaining space. The entire property is fenced, and the pool separately so.
Lucignano itself is one of the most rewarding small towns in Tuscany and often overlooked by visitors making straight for the better-known names. Its medieval street plan is elliptical - an unusual trait — and the town retains a genuine, unhurried character that the more celebrated hill towns have long since traded away. The Museo Civico houses the Albero d'Oro, a remarkable 14th-century reliquary tree in gilded silver, well worth half a morning.
The villa sits in the Val di Chiana, the broad fertile valley running between the provinces of Arezzo and Siena, and the surrounding area is extraordinarily well-stocked with things to do and see. Cortona is twenty minutes to the south-east; Montepulciano and its exceptional wines are half an hour to the south-west; Pienza, the Renaissance ideal city, is not much further. The spa town of Rapolano Terme is nearby for those who want a day of thermal bathing between excursions. Further afield, Siena and Arezzo are both within an hour, and Florence is manageable for a day trip.
The landscape is classic southern Tuscany — cypresses, olive groves, vineyards, and the wide skies of the Chiana valley — and the villa is well placed for both exploration and doing absolutely nothing, which is, after all, what a Tuscan summer is for.
