Villa Dioneo is a 16th century Florentine villa that's been carefully restored with high vaulted ceilings, architectural details that matter, and classical furnishings in delicate colors. This is genuine Renaissance architecture now housing 18 guests across eight ensuite bedrooms split between the main villa and a lighter, more modern dependance building.
The location is strategic: The Mall luxury outlet sits 2km away (Gucci, Prada, Armani, Burberry, Valentino, Fendi, Tom Ford - 40+ brands at 50-70% off retail). Many guests plan Florence trips specifically around shopping here, and you're close enough to walk if you're dedicated.
Behind you, the Pratomagno mountains rise to 1,592m with the Vallombrosa Forest (home to Italy's tallest tree - a 62m Douglas fir), the historic 60km Setteponti Trail between Florence and Arezzo, and enough hiking routes to keep you busy for weeks.
Your included extras set this apart: a wine tasting tour at a local producer, welcome basket, and continental breakfast for your first morning. The salt-water pool can be heated, and you have a gym and sauna for post-shopping or post-hiking recovery.
Florence is 35km away (45 mins by car, or train from nearby Figline Valdarno station). Arezzo, Siena, and Chianti are all within easy reach. You're positioned between Italy's cultural capitals and its shopping capital, with mountains for hiking and a Renaissance villa to return to each evening.
Villa Dioneo is listed under the following categories:
This 16th century Tuscan villa has been carefully renovated with great attention to detail; the furnishings are in a classical style, and the delicate colours give a particularly relaxing atmosphere. The main building is a treasure trove of small details that give the house a particular charm.
The entrance to the main villa is onto a large and elegant dining room for 18 guests, adjacent to a spacious and well-equipped kitchen, ideal for cooking lessons and catering if required. Upstairs, the bedrooms are all elegant and comfortable, equipped with internet, safe, minibar, satellite-tv and air conditioning, and all with views on the Tuscan countryside. There are 5 double bedrooms with ensuite shower-rooms. 2 of the doubles can be made up as twins, while another can be made up as a triple.
Facing the main villa is the a smaller building with 3 bedrooms. The decor here shifts to something more light and modern, with light pastel colours, white oak parquet and the white beams. On the ground floor there are two double bedrooms, one of which can be split into twin beds. Both bedrooms have ensuite shower rooms. Upstairs there is one double with a small single attached, ideal for a young family.
5 double bedrooms with bathroom with shower. 2 bedrooms can be separated into two single bed bedrooms and one with 3 beds. Ground Floor - Depandance: 80 sq m Ground floor with 2 double bedrooms, each with shower. In one, the beds can be separated. First Floor - Depandance: First floor with a triple bedroom, bathroom and shower.
2km from the villa - a 5-minute drive. It's absolutely worth visiting if you're interested in luxury fashion. This is one of Italy's most famous outlets with 40+ brands (Gucci, Prada, Armani, Burberry, Valentino, Fendi, Tom Ford, and more) at 50-70% off retail. Many travellers plan their entire Florence trip around shopping here. The proximity to your villa is rare - most luxury villas are nowhere near The Mall. You can pop over for a few hours without it consuming your entire day.
The main villa has 5 ensuite double bedrooms with high vaulted ceilings, architectural details, classical furnishings in delicate colors - this is the historic 16th century building. The separate dependance building has 3 bedrooms with a lighter, more modern style (pastel colors, white oak parquet, white beams). Both buildings are on the same property. The split works well for multi-generational groups - grandparents might prefer the main villa while younger families take the dependance, or vice versa. Total of 8 bedrooms, all ensuite.
Yes, the salt-water pool can be heated for €500-1000 per week depending on season (spring/autumn costs more than summer when ambient temperatures are higher). Not included in the rental price but worth it if you're visiting in shoulder season and want to swim comfortably.
This is genuinely great walking/hiking country - not just a bonus. The Pratomagno mountains rise directly behind you, with the highest peak at 1,592m. The Vallombrosa Forest has centuries-old firs and dozens of marked trails. The 60km Setteponti Trail (historic route between Florence and Arezzo) passes through the area. Via ferrata climbing routes for experienced climbers. Mountain biking trails throughout. If your group includes serious hikers, there's enough here to fill your entire stay without repeating routes. I've been walking and mountain-biking there, and even ice-climbing on a couple of particularly cold winters.
The Mall Luxury Outlet (2km) is genuinely one of Italy's most famous shopping destinations - many people plan their Florence trips specifically around it. Over 40 luxury brands (Gucci, Prada, Armani, Burberry, Valentino, Fendi, Alexander McQueen, Balenciaga, Bottega Veneta, Tom Ford, Ermenegildo Zegna, Saint Laurent, and more) at 50-70% off retail prices. Open daily 10am-7pm. The main Gucci pavilion alone is worth the trip. Separate Prada outlet (Space) is next door with Prada, Miu Miu, Car Shoe, and Church's. Non-EU residents can claim tax refunds. The DOT.COM restaurant serves gourmet lunch, and the cafe has excellent coffee and pastries. Direct bus service from Florence (€13 day ticket), but you're 2km away - a 5 min drive or even walkable for dedicated shoppers. This proximity is rare for luxury villas.
Reggello (immediate area) sits at the foot of the Pratomagno massif in the Upper Valdarno. This is a premium olive oil region - Reggello is a member of the National Association of Olive Oil Cities and hosts an Olive Oil Festival at the end of October/beginning November when local producers sell their new pressing. The southern flank of Pratomagno facing Reggello is one of Italy's highest quality olive oil regions thanks to south-facing orientation and protection from cold northerly winds. If you're here late October/early November, the festival in Piazza Aldo Moro is worth visiting for serious food enthusiasts.
Vallombrosa Forest (nearby) is a biogenetic nature reserve with centuries-old fir forests, an experimental arboretum with species from around the world, streams, springs, and hiking routes for walking, mountain biking, or horseback riding. The forest is home to Italy's tallest tree - a Douglas fir (Pseudotsuga menziesii) measured at 62.45m in 2016 and still growing. Vallombrosa Abbey, built by the Vallombrosian congregation starting in the year 1000, sits within the forest - stunning medieval architecture in a serene woodland setting.
Pratomagno Mountains rise directly behind the villa. The highest peak, Croce di Pratomagno (1,592m), is topped with a large modular cross commissioned by Franciscan father Luigi da Pietrasanta in 1926 and inaugurated in 1928. The Pratomagno ridge divides Casentino from Valdarno Superiore and offers spectacular panoramic views on clear days. Multiple via ferrata climbing routes for experienced climbers. Mountain biking trails throughout. In winter, some routes become cross-country ski slopes and snowshoe paths.
Setteponti Trail is a historic 60km route running between Florence and Arezzo along the Pratomagno foothills, traversed for centuries by merchants and pilgrims heading to Rome. The name means "seven bridges" though it's symbolic (the number seven representing infinity) rather than literal. The trail passes through dirt roads, stone pavements, and paved sections, crossing ancient bridges built over streams flowing down from Pratomagno's forests and springs. Beautiful classic Tuscan landscapes throughout.
Florence (35km, 45 mins by car) - the Uffizi, Duomo, Accademia (David), Ponte Vecchio, markets of San Lorenzo, and countless churches packed with Renaissance art. Parking in Florence is challenging. The train from Figline Valdarno station (nearby) to Florence Santa Maria Novella is often easier than driving. Direct trains run frequently.
Arezzo (40 mins) is less touristy than Florence but equally rich. Piero della Francesca's fresco cycle in the Basilica of San Francesco is one of the Renaissance's greatest achievements. The monthly antiques market (first Sunday of each month) is one of Italy's largest. The sloping Piazza Grande was the setting for Roberto Benigni's "Life is Beautiful."
Siena (1 hour) - the Campo, the Duomo, the Palio horse race in July and August, and the warren of medieval streets. If visiting during Palio, book restaurants well in advance.
Chianti (30-45 mins) - Greve, Panzano, Radda, Castellina, Gaiole. Vineyards, wineries, olive groves, medieval villages. The classic Tuscan countryside of postcards and paintings.
Cortona (45 mins) - hilltop Etruscan town made famous by "Under the Tuscan Sun." Stunning views across Val di Chiana to Lake Trasimeno. The Diocesan Museum has Fra Angelico's Annunciation.
Sunflower fields (mid-July to mid-August) blanket the Valdarno area. If you're here during this window, the golden fields are spectacular for photos.
