This converted flour mill sits tucked in a wooded valley above Lake Trasimeno, with a small stream burbling past the kitchen windows and the surrounding forest so close that your garden simply merges into it. Deer, wild boar, and countless birds move through the ancient evergreen oaks; you're genuinely away from everything here.
What makes Il Mulino special is that it remains the owners' family home for much of the year. This isn't a property set up purely for rentals. You'll feel it in the thoughtful details, the comfortable furnishings, the warm and hospitable atmosphere that comes from a place people actually live in and love.
The stone-built mill itself has been beautifully converted while respecting its heritage: beamed ceilings, tiled floors softened with colorful rugs, walls almost a meter thick in places. That thickness, combined with the shaded valley setting, keeps the house reliably cool even during Umbrian summers. The modern kitchen (practical appliances, Umbrian styling) opens to a sunny stone terrace for outdoor meals, while the spacious sitting room with its traditional fireplace flows through double doors to an informal terraced garden and the sheltered pool beyond.
Three bedrooms on the first floor sleep six guests, with the master suite opening onto a small terrace and stairs down to the garden. Worth noting: while the pool sits just a few meters away in its own sunny clearing, you can't see it from the house itself, a quirk of the wooded terrain.
The location is strategic for exploring both Umbria and Tuscany, with Perugia and Cortona both close by. However, you'll need a car; Il Mulino is reached via a 2km strada bianca (white gravel road) through the forest. That unpaved approach is part of what keeps this valley so peaceful, but it's not for everyone.

This historic stone mill has been transformed into a charming villa in umbria with a private pool.
On the ground floor, a sunny stone terrace for relaxed alfresco eating leads into a substantial, fully equipped kitchen/dining room with separate pantry. When sitting at the kitchen table, or standing at the counter cooking, the view outside is of the little stream burbling its way past the house, wending its way through the evergreen oaks of the Umbrian woods.
A guest cloakroom is to the right of the kitchen entrance. Directly ahead, broad steps lead into a large sitting room with sofas guarding a typical Umbrian fireplace, and with a table for playing board games or for setting up a computer. The sitting room leads out through double doors to an informal stone terraced garden and then to the sunny and sheltered pool area.
A staircase from the kitchen leads up to the first floor, where you will find one king and one convertible twin bedroom that share a shower room, and one convertible super-king bedroom with ensuite bathroom. The master bedroom has french doors leading out to a small terrace and to a flight of stairs back down to the garden. All the the bedrooms are spacious and light, styled in a traditional manner with pretty linens.
It's a gravel track for about 2km, well-maintained and graded.
The wifi is surprisingly fast for such a rural property, with speeds up to 300mbps - great for remote working!
This is a beautiful, hilly, densely wooded area of Umbria (known as Italy's 'Green Heart'), unspoilt by mass tourism and with spectacular views. The nearest village is Preggio, 3km away. For shops and restaurants, Umbertide is 15 minutes away with supermarkets, cafes, and all services.
Lake Trasimeno is 30 minutes south - Italy's fourth-largest lake with beaches at Passignano and Castiglione del Lago. Take the ferry to Isola Maggiore, the lake's only inhabited island, or visit the Hannibal battlefield museum in Tuoro commemorating the Roman defeat of 217 BC.
Walking and Nature: Forest trails begin from the property through ancient oak woodland; there are marked routes ranging from 2-8km. Birdwatchers regularly spot hoopoes, golden orioles, and woodpeckers from the garden. Horse and Mountain bikes (including e-bikes which can help with the hills) can be hired in Umbertide.
Hill Towns: Perugia (40 mins), Cortona (40 mins), Assisi (1 hour), and Arezzo (1hr 20mins) are the major draws. For smaller, quieter experiences, try Gubbio (50 mins) with its medieval palaces and Roman theatre, or Spello (1 hour) with its flower-festooned streets and Pinturicchio frescoes.
Art: The area is extraordinarily rich in Renaissance art. Perugino, who taught the young Raphael, worked throughout this region - his Adoration of the Magi is in Città di Castello (30 mins). Giotto's fresco cycle on the life of St Francis is in Assisi's basilica. Cross into Tuscany to see Piero della Francesca's Resurrection in Sansepolcro (50 mins), considered one of the greatest frescoes ever painted.
You can fill your days with culture and exploration, or simply stay put - the forest, the pool, and the sound of the stream provide their own rhythm.
Tuoro is around 35 mins drive, while Passignano is closer, around 25 mins away.
The lake is a perfect spot for birdwatching
Cortona, just over the border in nearby Tuscany, is around 20 minutes away.
