This luxury Tuscan villa sleeps 14, with 5 more accommodated on sofa-beds, with wonderful views of the Arno valley below and the apennines behind. Around the villa there are three gazebos each set in a different spot to enjoy different aspects of the landscape and sunlight. The first, by the villa, has a large table and barbecue. A second is on the large lawn, ideally placed for enjoying sunsets, while the last is by the large private swimming pool, a perfect place to relax with an aperitif.
A short distance away are the remains of the fortified town of Monsummano Alto, now abandoned for the more urbane Monsummano Terme that sprang up around the natural hot Spa waters of "Grotta Giusti", still an active and beautiful Spa resort today. Florence, Lucca and Pisa are all within easy reach of this villa, making an ideal base for exploring Tuscany.

The owners of Villa Falesia have a long-standing passion for antiques and the villa has been furnished with numerous beautiful and remarkable pieces. There are many antique prints on the walls, including geographical maps of various countries, and in some of the bedrooms and lounge rooms there are chests of the 16th and 17th century. Another remarkable piece is the billiard table, dating back to the early nineteen hundreds – in perfect condition. The villa is in two parts.
On the ground floor of part A. you will find a main kitchen with a table for 8, a fireplace and a pizza oven (not usable) and a fridge with ice- maker. In the lounge are two divans and a remarkable double-faced fireplace leading into a further lounge/dining room with a table for 16. A TV room with sofabed for two, armchair, divans, piano and electric keyboard, a Billiard room with 2 armchairs and wardrobe as well as a bathroom with Jacuzzi shower and a Laundry.
In part B you'll find a dining room for 8, a lounge with an antique fireplace (not usable), a well-equipped kitchen, a bathroom with Jacuzzi shower.
Upstairs in part A.: a Blue double bedroom with a king-size bed and ensuite with Jacuzzi shower and a mezzanine with a single bed. A triple bedroom with 3 single beds, a bedroom with single bed and a bathroom with Jacuzzi bath and shower, shared by the triple and the single room. On the intermediate floor, above the large dining room and reached by a staircase of 9 stairs, there is a twin room that uses a downstairs bathroom.
Upstairs in part B.:a Yellow double bedroom with ensuite bathroom, a green double bedroom with king-size bed and ensuite, and a pink double bedroom with king-size bed and ensuite.
The road is tarmac all the way, though it does get narrow as you get close to the house.
There is a restaurant in the old castle of Monsummano Alto on the hill. The castle is in ruins, with just a church, a few houses and the restaurant, so it's quite magical. The distance is around 1.3km, under a mile, so walkable, but uphill. The town of Monsummano is also reachable on foot but we don't list this villa as "walk to village" as the distance is around 3kms and the return walk is quite a steep uphill.
Villa Falesia is around 2.5 kms from Monsummano Alto, the old section of the thermal town of Monsummano. A short drive away is "Grotta Giusti", a luxury spa centered around a cave with thermal waters bubbling up inside. The historic towns of Montecatini Terme and Pistoia are close by, while famous cities like Florence, Lucca and Pisa are all under an hour's drive away.
If you head north you can explore the Apennine mountains, beautiful valleys with villages and restaurants.
