Once an 11th-century watchtower along the ancient Via Francigena - the pilgrims’ route from Western Europe to Rome - Villa San Donato now welcomes guests as a gracious country retreat surrounded by 30 hectares of olive groves, fruit trees, and flowering gardens.

Here, every view opens onto the timeless landscape of Tuscany, with the towers of San Gimignano visible in the distance and the soft scent of rosemary and lavender carried on the breeze.

Just a short stroll from the village of Fiano, with its café, grocery shop, and chemist, this is an ideal setting for families and friends to experience the beauty and rhythm of rural Italian life.

Accommodation

The villa combines rustic authenticity with understated elegance. Terracotta floors, exposed beams, and a grand stone fireplace lend warmth and character, while each room is thoughtfully furnished for comfort and charm.

The property comprises two connected houses, with the guest accommodation extending over 300 square metres.

Outdoor Living

Beyond the stone walls, the gardens open out to panoramic countryside views. The private swimming pool (11 × 5 m) is enclosed by fencing for peace of mind and bordered by a gazebo and solarium — perfect for sunny afternoons and long, quiet evenings under the Tuscan sky. Guests are welcome to pick vegetables and herbs from the garden and taste the villa’s own organic olive oil, produced on the estate.

“ Perfect location in Tuscan hills ”

If what you’re looking for is a beautiful retreat in the Tuscan hills look no further. The views from the house, terrace and pool are all panoramic and spectacular - you can see the towers of San Gimignano in the distance and hot air balloons in the valley if you’re up early enough! You will need a car to get around but you can walk into the local village for daily supplies (the village store is surprisingly well stocked) and there are plenty of towns and sights within an easy drive. That said, you could quite happily spend the whole week by the pool soaking in the sun and the view. The owner has spent years tending to the grounds around the house and it shows. The roses are beautiful and the jasmine covering the house smells divine. The house itself is charming - around 1,000 years old in parts and done up to be comfortable but in keeping with its history. The rooms are all spacious and there is plenty of space to eat and sit inside if needed - the sitting room is probably the most beautiful room in the house, if you can tear yourself away from the views outside! We had more than enough space for 6 adults and 2 children. The owner lives next door and was quick to respond to any queries and happy to offer tips on what to do locally but wasn’t at all intrusive. We’d highly recommend a visit to his friend at Le Masse cellars - far more than a wine tasting experience - more a glimpse into his beautiful life making delicious wine in the sun.
